Charming villa in nice panoramic position before the gates of Rome. To Rome these are only approx. 35 km. If you want not always to have, however, urban bustle around yourselves, and would like to relax and recover in wonderful nature, here in the Sabina, a luxuriant and miraculous scenery, you will be likewise at the right place. Nearby there is the Nature Reserve of the Lucretili Mountains and several other interesting destinations. The tastefully restored country house is wonderful, the wide look about the scenery very relaxing, and it offers the possibility to spend here a pleasant and restful time. The villa is surrounded by a 30 ha private park planted with ancient olive trees, pines, cypresses and chestnuts. One can go for a walk here or enjoy himself also in 13 x 7-m swimming pool. For children there are different toys, and old and young can engage in a match in the small football. The revenge can be played at the billiard in the house.
An old stone stove serves as a barbecue, here nice grill evenings can be spent in unconstrained atmosphere. Alberto or Dorothea (the caretakers) will certainly let you know the secrets for the best pizza or show you how one the typical round loaf bakes in the stone stove. Buon appetito!

The villa is a ancient farm house renovated with much care in Sabinish style, with 300 m2 living area, central heating and spread over 3 floors:
ground floor: separate apartment with private entrance and its own external area, where caretakers live, billiard room with outside area enjoying nice views, 1 guest/WC;
1^st floor: nicely furnished and very light living room with open fireplace, a 30 m2 furnished terrace and a spiral staircase to the billiard room below, dining room, fully equipped kitchen, 1 guest/WC;
2^nd floor: 1 double room with ensuite complete bathroom, 1 double room with ensuite shower room, 2 twin rooms, 1 shower room, a small internal lift. A bunker bed for 2 youths can be installed in the lift room (advance booking required, paid locally).
The house has different levels between the various rooms.

Outside, there is an extensive garden, private swimming pool (from May to September), sunloungers, parasols, BBQ, football field and private parking.

Sleeps 8 adults + 2 children, self catering.
